A phone with a message thread beside a house with a red door, a house key and a row of nearby homes, for an AI assistant for real estate agents

Sabi is now an AI assistant for real estate agents. Text her an address or paste a Zillow link, and she sends back an estimated value with comps, active listings, market stats or your newest Follow Up Boss leads. It's included with Sabi Pro.

    Where did this come from?

We host weekly office hours for Sabi Pro members, and real estate kept coming up. About 3 in 10 of our Pro members work in real estate, as agents, investors, wholesalers and lenders, and they asked for the same things: comps from a Zillow link, new listings without the searching, and their leads in one place.

So we built it, and shipped it 10 days later. Details like the default comp radius came straight from members on those calls.

    What can you ask Sabi?

Anything you'd normally look up yourself before a call or an appointment.

Value and compsEstimated value with a range, plus 5 to 25 comps nearby
Property lookupBeds, baths, sq ft, year built, owner, sale history, 3 years of taxes
Listing searchActive sale and rental listings by zip, city or radius
Market statsMedian price, days on market, inventory and a 6-month trend for any zip
New-listing alertsA saved search that texts you only when something new lists
LeadsYour newest Zillow and Redfin leads, plus notes and follow-ups in Follow Up Boss

How do comps by text work?

Send an address or a Zillow or Redfin link, and Sabi replies with a value, a range and the closest similar homes. In the web chat it looks like this:

Sabi web chat answering a comps question for 2411 S 6th St, Austin TX with an estimated value of $817,000 and a table of three comps with View links

Comps default to what agents told us they use: within half a mile, the last 90 days, and similar square footage. If fewer than three homes qualify, Sabi widens the search once and tells you. Want something different? Say "comps within a quarter mile, last 60 days" and she uses your rules.

Sabi turns a Zillow link into a value range and nearby comps in one text, so listing prep starts in seconds instead of an hour.

    How do new-listing alerts work?

Tell Sabi what your buyer wants once, and she checks every morning. You hear from her only when something new hits the market.

Sabi iMessage thread: an agent sets a daily 8am alert for 3 bed listings in 78704 under 600k, Sabi texts one new listing the next morning, and stays quiet the following day

Set one per buyer ("Sarah's search") and change or stop any of them by text.

Can Sabi work with Follow Up Boss?

Yes. Connect Follow Up Boss once and Sabi can pull new leads, look up a lead's details, log notes and set follow-ups, all by text. If you're on Zillow Premier Agent, your leads already land in Follow Up Boss through Zillow's Follow Up Boss integration, so Sabi sees them as they arrive.

Sabi iMessage thread with Follow Up Boss connected: Sabi lists two new Zillow leads, then logs a note and sets a Friday follow-up task for one of them (example names)

Sabi asks before changing a lead's stage or editing several leads at once. No Follow Up Boss? She can find Zillow, Redfin and realtor.com lead emails in the Gmail or Outlook account you've already connected.

Where does the data come from?

Sabi uses a licensed US property data provider with 150+ million property records, active listings in all 50 states, and market data for 38,000+ zip codes. Listings carry their MLS number. A pasted Zillow or Redfin link is only used for its address; Sabi never copies their pages.

What should you keep in mind?

Use Sabi for the fast first pass, and your MLS for the final number.

    • Comps show list prices, not sold prices. In non-disclosure states like Texas, closed prices only live in the MLS (Redfin explains why).
    • No listing photos yet. Bring your own for presentations.
    • Market stats are by zip. For a whole metro, ask for two or three zips.

How do I prep for a listing appointment with Sabi?

Use the Three-Text Listing Prep: three texts that cover value, market and follow-up before you walk in.

    1. Comps. "Comps for 2411 S 6th St, Austin TX 78704."
    2. Market. "How's the market in 78704? Median price and days on market."
    3. Watch. "Every morning at 8, text me new 3 bed listings in 78704 under 600k."

Then confirm the final range in your MLS. For bigger routines, like a weekly market recap for your sphere, see Sabi's advanced workflows.

    What's next?

Office hours keep shaping the list. Here's what members have asked for:

    • A CMA packet: send one or several addresses, get a polished PDF built to your own comp rules.
    • MLS data: sold comps and photos, starting with one market.
    • Dream-list alerts: watch for a client's must-haves, like a pool or an ADU.
    • Lead follow-up: a nudge before a lead goes cold.

Bring your ideas to office hours, or just tell Sabi and she'll pass them to the team.

    FAQ

Q: Can Sabi pull comps from a Zillow link? A: Yes. Paste the Zillow or Redfin property link and Sabi reads the address from it, then pulls the value and comps from her property data. She never opens or copies the Zillow page.

Q: Is Sabi's estimated value a Zestimate? A: No. It's an estimate from public records and comparable listings, shown with a range. Comp prices are listing prices.

Q: Does Sabi connect to my MLS? A: Not yet. Listings show their MLS number, and an MLS pilot for sold comps and photos is on the list.

Q: Who gets the real estate tools? A: Sabi Pro members. Retail is $295 a month, and the six-month founding bundle is currently $795 (55% off).

    TL;DR

    • Sabi Pro now pulls comps, listings, market stats and Follow Up Boss leads for real estate agents, by text or web chat.
    • Comps default to half a mile, 90 days and similar size, and you can set your own.
    • New-listing alerts text you only when something new lists.
    • Use Sabi for the first pass and your MLS for the final number.
